This month you’ll hear from Ben Smith, Founder and Managing Partner of Magnolia Property Solutions.  Ben has over 10 years of experience developing real estate, directing rehab projects, wholesaling, and buy-and-hold investing.  He has done more than 15 transactions this year — in his spare time!  Ben will:
  • Explain his business model and decision-making process for evaluating properties
  • Share tips he has learned over the years, so you can do what works and avoid what doesn’t
  • Show you why investing through your Self-Directed IRA is such a powerful way to build your financial future and minimize taxes
Don’t miss this presentation from someone who doesn’t just talk the talk, but also walks the walk.  Learn how you can amass more wealth with less capital and lower your taxable income.

140 Meadow Road: Floor Update

Last week the floors and cabinets were all finished at 140 Meadow!

The new oak looks great, and so does the 45 degree tile in the kitchen. It really looks great with the contrasting light and dark Hickory cabinets and new granite.

But the best look of all is the reclaimed hardwood pine and oak floors for the upstairs bedrooms.

These floors show the character of this old house and provide a warm, bright space that “wow’s” everyone who walks on them!

Here’s a peak at the new carpet that was put in and the finished molding!

This home has come so far from where we started. If you don’t remember here are some of the previous posts we’ve done: Under Construction, Rehab Update, HVAC & Entryway, and Progress at 140

140 Meadow Reno HVAC & Entryway

There’s a lot going on around here! We’ve been updating the HVAC through out the house and adding a new entryway to 140 Meadow Rd, Pasadena MD.

There are some serious perks to having a brand new HVAC system in your home. HVAC installation isn’t cheap but it will save you in monthly cost due to energy conservation. The power will only be used when needed which will save you a ton of money. Since this is already being put in the home, that’s one less cost you’ll have to worry about and savings you can’t beat!

You’ll also get better air quality! Ill circulated air can be a serious issue for a home. Having a new HVAC can ensure that your air is clean so pollutants and allergens remain outside of the home.

Most people don’t think of moisture control as something your HVAC can do for you but it is! Keeping moisture out of your home can save you from mildew, mold, and other costly fixes. This is one less thing to worry about when you purchase a newly renovated home like this one!

We did a major makeover for this front entryway. Since this is the first thing you are going to see, it’s important to have a good appearance!

New siding, new windows, and a new concrete sidewalk was a must on our to do list.

It’s amazing what a new entrance can do to the curb appeal of a home!
