Living Smaller

With the new year usually comes goals of living larger. For the past few years we’ve noticed a trend in going smaller when it comes to homes. Whether it’s a financial reason, to be energy efficient, or just to be happy with less; we are curious if this trend is going to continue through 2016.

Halloween Home Safety!

With Halloween around the corner, make sure your home is ready and safe!

Your front door naturally sets the mood for the rest of your home.  Covering your entrance with handmade spiders and black and white pumpkins, your home will instantly get the spooky Halloween vibe it needs.:

Keep the walkway as clear as possible. It’s fun to decorate the door, but make sure there aren’t any tripping hazards.

Make sure you are well lit! You don’t need to go crazy on the lights but make sure they can see the walkway path to your home.

Happy Halloween!  Here are some simple tips to help keep safe on this magical night:   1. Fasten reflective tape to costumes and bags to help drivers see you.  2. Walk in groups or with a trusted adult.  3. Hold a flashlight while trick-or-treating to help you see and others see you.  4. Stay on sidewalks whenever possible, or on the far edge of the road facing traffic.   7. Enter homes only if you're with a trusted adult.  8. Only visit well-lit houses. Don't stop at dark houses.:

Take the little ones out earlier and get them home at a decent hour. It doesn’t take much candy to keep the little ones happy and it’s safer and less scary when it’s not so dark.

Learn about the teal pumpkin project. Kids with allergies will be looking for homes with teal pumpkins that are providing non candy items. (Little trinkets or dollar store items are perfect!). These kids struggle during Halloween and often feel left out.

Climbing Skeletons...I saw this in the Better Homes and Gardens Magazine this past fall and LOVED these skeletons! So happy I found this again online, I can't wait to do this one Halloween when I finally buy a HOUSE again! :) :):

Updating Must Haves

When you are looking at renovating a home there are some things that are unchangeable: location, sometimes square footage, layout, and neighborhood. That’s when you focus on what can be changed. Updates can make or break a home, so here a few that are must haves when it comes to updating.

Curb Appeal. It could be a matter of some light gardening, maybe a power wash, or it could be a major overhaul but curb appeal should be number one on your list. Update light fixtures, the walking path, fresh flowers, an updated door or garage door could really help as well.

A Functional Kitchen. There is not one home buyer that I have met that will waiver on a kitchen’s functionality. It might not be their color, or their style, but if it’s functional – it will do! Dream kitchen’s can always be made down the road but functionality until the dream comes true is very important.

A Clean Bathroom. It does not need to be top of the line. You do not need the most beautiful tiles in the world. What you do need is for it to work properly and be clean! A clean bathroom can make a world of a difference to a buyer.

Updated Flooring. This is an expensive one. Flooring can make or break a home for most buyers. If it is not well maintained, they may feel like the rest of the house is going to have hidden issues. Even if it’s just a quick sand and stain, an updated floor can create a very comfortable start to the buying process.

Fixtures. It may seem ridiculous to spend the money updating fixtures but it is not. New home owners do not want to spend the entire weekend changing out every door knob, light fixture, and rod in their home. Again this is a very personal thing, that one day could be changed down the road, but don’t turn them off with out of date fixtures that would make them want to tear them all down immediately.

If you are staging the home, find a happy balance between decluttered and feels like home. Most stagers are going on the spectrum of empty, which can sometimes feel cold and unwelcoming. It can be as simple as a few books and a fresh plant on a coffee table, or even some decorative throw pillows and a blanket. Keep the clutter away, but don’t be afraid to decorate.

Bathroom Updates That Matter

Bathrooms can be one of the most expensive updates in a home and we understand why! Between demo, tile, and fixtures it can add up quick and that’s not all you might need to do.

Here are a few updates that we think make the most different and should be a the top of your to do list:

Take out the standard mirror and put in a new one! Pick one that’s the right size for your vanity or even two next to each other would work!

Update the fixtures and the lighting. Light can make a huge difference in the way a bathroom feels. Natural light is best, but if it’s not an option really invest in lighting that makes the bathroom feel light and airy.

Fresh paint and tile can change the entire look of a bathroom. Although tile may be the most expensive purchase for your bathroom, you can find gorgeous options for a discounted price. Take a look at all the options before you purchase!

Another pricey purchase but totally worth it is to ditch the standard tub. Buying a stand a lone tub makes a bathroom feel luxurious! Again, do your research and shop around because you might be surprised at what kind of deal you can get on a gorgeous tub.

Different Lighting Provokes Different Moods

We’ve all heard the statement – mood lighting. But can lighting really effect you mood? We think so! Here are some examples of lighting we recommend for a welcoming home.

Light fixtures should be fit according to the size of a space. A larger room would fit better with larger lighting fixtures.
